To rent a flat doesn’t only mean paying the rent, but also the fees for electricity, gas and other services. Which fees must be taken care of by the owner landlord? What about renting a furnished apartment ? You will find out right now.

Renting a furnished apartment

The renting of a partially or fully furnished flat brings up a few issues for both the tenant and the landlord. To avoid problems and misunderstandings in the future about the wear and tear of the furniture, it is best to include everything in the contract. Before signing the contract, write down all furniture and all appliances which are in the flat and also their condition. It is necessary to keep in mind that normal wear and tear is different from visible signs of intentional damage. So it isn’t possible to ask compensation for normal depreciation of furniture which was new at the time of moving in.

Necessary services are provided by the flat owner

It is important to have a well written contract. It is in this document where particular services provided by the owner should be written down. If not, the landlord provides the tenant with necessary services. These are, water distribution, handling of waste-water, sewage cleaning, light and heat supply, cleaning of common areas, TV and radio connection, elevator maintenance and chimney cleaning. It is possible for it to be stated in the contract, that the landlord isn’t obliged to provide any services. In this case the tenant cannot claim these services or their compensation from the owner.

Unprovided services

It is not possible to rent a flat without services as it is stated in the new Civil code. If any service isn’t being provided during the duration of the rental agreement, the tenant should contact the landlord in order to solve the situation. If the situation isn’t resolved , the tenant has the right to ask for a rent reduction and compensation. If the tenant finds an issue with a service while moving in, for example the water isn’t running , he should ask for the problem to be corrected before fully moving in.
