Typical Property Layouts in Prague
In the Czech Republic, we do not differentiate the layout as one-bedroom apartment or two-bedroom apartment. Instead, the size of the property can be given in two ways:
- The area of the floors in metres squared (m2)
- Number of rooms
Before you can state the number of rooms, certain rules need to be applied. The kitchen, bathroom, toilet and hallway are not counted as living quarters. The bedroom, living room, study room and other habitable rooms are counted as living quarters and are therefore counted as rooms.
This can be difficult to understand at first if you are not familiar with the system, therefore we explain the different types of layouts below:
1. Studios
- Garsoniéra = a small apartment usually consisting of one living room with a small kitchen and bathroom
- 1 + kk = 1 room with a kitchen + hallway + bathroom
2. One-bedroom apartments
- 1 + 1 = 1 room + kitchen as a separate room + hallway + bathroom
- 2 + kk = 2 rooms where one of them has a kitchen + hallway + bathroom
- 2 + 1 = 2 rooms + kitchen as a separate room + hallway + bathroom
3. Two-bedroom apartments
- 3 + kk = 3 rooms where one of them has a kitchen + hallway + bathroom
- 3 + 1 = 3 rooms + kitchen as a separate room + hallway + bathroom
4. Others
- 4 + kk, 4+1, 5+kk, etc. follow the same system as the layouts above
- Atypical arrangement = a layout that cannot be described by this system
It is also possible that during your property search in Prague, you will come across terms such as:
- Mezonet = Duplex
- Suterénní byt = Basement flat
- Loft = Loft Apartment
